$359 Million RealPage Rent Settlement: How to Claim

What happened

Class period: October 18, 2018 through November 21, 2025

• This is a group of settlements in a class action called In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), Case No. 3:23-MD-03071, in the United States District Court for the Middle District of Tennessee, Nashville Division, before Judge Waverly D. Crenshaw, Jr.
• Renters claim that RealPage and a large group of apartment owners and managers broke federal and state antitrust laws by using RealPage pricing software to set and raise rents together instead of competing
• The software products named are RealPage's Revenue Management Solutions, Lease Rent Options (LRO), YieldStar, and AI Revenue Management (AIRM)
• Renters say landlords fed private pricing and leasing data into the software, then followed the rent prices it recommended. The claim is that renters paid more than they should have and had fewer places to rent
• Around 40 apartment owners and management companies have agreed to settle, including Greystar, Equity Residential, Camden Property Trust, Mid-America Apartment Communities, Cortland, Bozzuto, and Lincoln Property Co. The full list is on the settlement website
• The settling companies deny any wrongdoing and are not admitting fault. They agreed to settle to avoid the cost and risk of trial
• They will pay $359,925,000 into a settlement fund. They also agreed to stop giving nonpublic data to RealPage for competitor pricing recommendations and to stop using RealPage software that relies on nonpublic competitor data
• This affects renters across the United States and Puerto Rico who paid rent at a covered property between October 18, 2018 and November 21, 2025

Who may qualify

• You paid rent on at least one multifamily residential lease, meaning a building with more than one rental unit, such as an apartment complex
• You paid that rent directly to the owner, manager, or owner-operator of the property, or to one of its divisions, subsidiaries, agents, or affiliates
• The property was covered by a license for RealPage's Revenue Management Solutions, Lease Rent Options, YieldStar, or AI Revenue Management
• You paid that rent at some point between October 18, 2018 and November 21, 2025
• You are in the United States or its territories, including Puerto Rico
• Use the Property List at https://realpagerentalsettlement.com/property-lookup to check your building. You can still submit a claim if your building is not listed, but you are only eligible for payment if you rented a unit on the Property List
• You are not eligible if you are a defendant, a company that licenses RealPage software, an officer or director of one, a government body, or the judge, court staff, or jurors in this case

How to file

1. Look up your building on the Property List at https://realpagerentalsettlement.com/property-lookup
2. Go to https://realpagerentalsettlement.com/submit-claim and open the claim form
3. Enter your Notice ID if you received a notice by mail or email. You can still file without one
4. List each property you rented, the address, and the dates you lived there
5. Upload any supporting documents the form asks for, such as a lease or rent records
6. Submit online, or request a paper claim form by calling 1-888-995-4213 or emailing info@RealPageRentalSettlement.com
7. Mailed claim forms go to: RealPage Rental Software Litigation, Settlement Administrator, P.O. Box 59, East Brunswick, NJ 08816-9998
8. Online claims must be submitted, and mailed claims must be received, by 11:59 p.m. EST on January 29, 2027

Proof required

• The claim form asks for supporting documentation "if applicable," so what you need depends on your situation and whether the administrator can match you to a listed property
• Your Notice ID, if you received one by mail or email, is the fastest way to confirm you belong to the class
• If you need to show you rented during the class period, useful records include a lease agreement, rent renewal letters, a rent ledger from your landlord or resident portal, move-in or move-out statements, payment confirmations from a resident portal, renter's insurance, canceled checks, money order receipts, or bank statements showing rent payments with unrelated lines blacked out
• Rent amounts matter here. Payments are calculated from rent paid, so records that show what you actually paid can affect the size of your share

Payment timing

No money is being paid out yet. The Court holds its fairness hearing on October 15, 2026. If the settlements are approved and any appeals are resolved, payments go out later, after the claim deadline of January 29, 2027 passes and claims are reviewed. The Net Settlement Fund is what remains after taxes, notice and administration costs, attorneys' fees, and service awards. It is divided pro rata based on rent paid during the class period, adjusted for estimated overcharges under the Plan of Allocation. Payment methods have not been announced.

Extra details

• Filing a claim is the only way to get paid. Doing nothing still binds you to the settlements and you get nothing
• This settles claims against about 40 apartment owners and managers. It does not end the case against RealPage itself or the other defendants who have not settled, and those companies could settle separately later
• If you stay in the class, you keep the right to take part in any future settlements in this case
• The claim deadline is more than a year out, which is unusually long. Filing early avoids the risk of forgetting entirely
• Opt-out and objection requests must be in writing and hand-signed. You cannot opt out by phone or email, and electronic signatures are not accepted. Group opt-outs with one signature are rejected
• Objections must be filed with the Clerk of Court in Nashville and copied to Settlement Class Counsel, both by September 1, 2026
• Class Counsel may ask the Court for attorneys' fees of up to one-third of the fund, plus costs, expenses, and service awards for the ten class representatives. Those come out of the fund before payments are split
• Most settling companies gave up the right to force class members into arbitration on these claims
• Watch for scams. File only through the official settlement website. No one should ever charge you a fee to file
